By Michael Russell When planning your patch of brambles (as these fruits are known), pay special attention to air circulation and soil drainage. Taking weed-control precautions before you plant is also important because most brambles sport hooked thorns that make weeding the mature plants difficult and shallow roots that hoes easily damage. Raised beds work well with brambles. Allow at least 8 feet between rows of plants. Don’t plant where other brambles or potatoes, tomatoes, or eggplant have grown in recent years due to the risk of Verticillium root disease infection. It’s also best to eliminate nearby wild brambles, if possible, because they often spread disease. Brambles range in growth habit from upright to sprawling - some stand up on their own, but most need trellis supports to keep the fruiting canes off the ground. A typical arrangement consists of a T-shaped post and crosspiece at either end of the row with taut wires or heavy twine running between them down the length of the row. Trailing varieties of blackberry can also be ties to wire fence or other flat support. Shoots called canes grow from either the roots or crown of the plant. Brambles are biennial, which means that plants flower on second-year canes, which subsequently die. Canes are called primocanes the first year they sprout and floricanes in their second year. Floricanes die after fruiting and should be pruned out. Most raspberries and blackberries produce fruit only on the floricanes, but some raspberry varieties, often referred to as everbearing, also produce on primocanes in the fall. Depending your personal preference and climate, you can choose from several bramble types and many different varieties for your garden. Red raspberries: This delicate fruit grows best in cool climates where plants will receive the 800 to 1800 hours of chilling they need to produce fruit. Most varieties bear one crop per year, but others produce two. Summer-bearing varieties produce fruit on floricanes in the summer, everbearing types fruit in the summer on floricanes and again in the fall on primocanes. Although most raspberries produce red fruit, some have yellow or purple fruit. Black raspberries, black caps: The fruits of this plant have a rich flavor and lack the core that characterizes blackberries. Plants grow new primocanes from the crown instead of the roots and thus are easier to contain within a row because they don’t grow shoots several feet from the mother plant as red raspberries do. Plant 3 feet apart in raised beds. Blackberries: Preferring hot southern summers, blackberries grow in the lower latitudes, though there are varieties adapted to cooler climates. Blackberries fall into two main categories - bush or upright types and trailing. The trailing varieties make less appealing plants for most home gardeners because they require more trellising and maintenance, have more thorns than the uprights and are less cold hardy. Thornless blackberries are now available, under the names ‘Arapaho’, ‘Black Satin’, ‘Chester’, ‘Navaho’, ‘Hull’ and ‘Triple Crown’. The idea here is to be as creative as you wish! 7. Do not leave the table out. The table that the grooms cake sits on should be decorated as well. You could use greenery, fabric or strawberries. You could also use items that have meaning to the groom such as a childhood photo. 8. Cost saving tips. - Save money by purchasing your wedding cake and your grooms cake from the same bakery. Ask if they will offer you a discount. - Have someone make the grooms cake for you. - Make it a sheet cake. Sheet cakes are less expensive than tiered cakes. - Pay someone to bake and frost a cake, but ask a friend or family member to decorate it for you. - Skip the grooms cake altogether. There is no rule book that says you have to have a grooms cake. Have fun choosing your grooms cake. Be creative and offer your guests a unique cake experience. By S. Wagner Unless you have been living in a cave, you certainly must have heard the latest news report about a young girl who has plastic surgery on her nose that had recently been broken. The girl died as a direct result of the surgery itself. Sadly, most people who go in for plastic surgery think that because this type of surgery is considered “minor” there is really no cause to be concerned. Well, this article will hopefully alert you to all the risks of plastic surgery. That way, at least you will be well informed should you decide to let a plastic surgeon take a scalpel to that pretty face of yours. One of the risks of plastic surgery, which people really don’t want to consider at all, is that the surgery itself may not bring the desired results that you’re looking for. Unlike on TV, where everybody comes out of surgery looking like Tyra Banks, there is always the possibility that the surgery will not go well and you won’t look any better than before you had it. Any time that you are put under, for any reason at all, there is always the risk that you’re not going to come out of it. Again, this is something that most people don’t want to think about. Even if the surgery goes well, there is always going to be pain and swelling immediately after the surgery. In some cases, the pain is great enough that the patient has to be put in pain killers. With any type of medication, especially pain killers, there is always the risk of adverse reactions to the pain killers. Plus, there can always be complications post surgery. While people want to think of plastic surgery as minor surgery, surgery is just that, surgery, and any time you take a knife to part of a person’s body, there is risk involved. There are more risks than what I have already listed, but these should at least give you some cause for concern. We live in such a looks conscious world that it amazes me how people will have surgery for the smallest imperfection, especially when it comes to their face. Well, hopefully the few things I have listed here will at least give you cause to have second thoughts when considering plastic surgery. A young girl with a nose that maybe wasn’t as pretty as it could have been is no longer with us to grow old and ugly. Was the trade off worth it? Buying Real Property in Panama

By Steven Rich The Difference between Titled and Rights of Possession Properties There is a lot of confusion when foreigners look to buy real estate in Panama. Thats because some sellers have actual title and others only sell their rights to possess a property. Moreover, deeds of title are different in Panama from the United States or Canada. Lets clear up this confusion. Panama recognizes three different types of real properties: Titled, Rights of Possession, and Concessions. 1. TITLED PROPERTY Titled property is similar to fee-simple title in the United States and is the most secure form of real property ownership in Panama. The Constitution of the Republic of Panama guarantees the right to own private property. Titled properties measured and properly recorded in Panamas Public Registry office verify ones real property title. These verifiable, guaranteed rights allow banks to issue mortgage loans for titled properties by registering liens against ones title as collateral. Purchasing titled property is simple by following these procedures: a) Negotiation: If you are dealing through a real estate agent, make sure all of the terms and conditions are clear and in writing. Make sure that the written contract clearly sets forth the payment amounts and dates. If you are dealing directly with the seller, all terms should be clearly understood before hiring an attorney to prepare the written contract. b) Promise to Purchase Contract: Instead of a Purchase & Sale Agreement (common in the United States), the buyer and seller initially sign a Promise to Purchase (the property) Contract. A small down payment when signing a written Promise to Purchase Contract secures the property while the buyer conducts a title search to verify the sellers ownership. In the meantime, the purchaser arranges for financing (if not paying fully in cash) and setting up a corporation (if applicable) to hold title. Register this contract at the Public Registry to prevent the seller from selling the property to another party prior to the Closing. c) Title Search: Once you sign the Promise to Purchase Contract, you should hire a competent attorney to conduct an investigation of the sellers title at the Public Registry. The lawyer will also verify that the property is free and clear of any encumbrances, liens, and other issues affecting transfer of title. Title Search also includes reviewing the catastral survey map. In many cases, a professional surveyor will verify the map points on the property to avoid future boundary conflicts. Finally, have your lawyer verify the main utility debts (water & sewer) with the government agency providing them (IDAAN). d) Buy-Sell Contract: Upon conclusion of the Title Search, the parties sign a formal Buy-Sell Contract (also known as Public Deed of Title Transfer). The escrow agent pays the sellers final balance and transfers title into the buyers name. I highly recommend using an established Escrow company to protect both parties. e) Title Transfer: This process is known as the Closing in the United States. Property ownership officially transfers to the buyer when both parties sign the Buy-Sell Contract (Public Deed of Title Transfer) and registers it with the Public Registry. If title is in a corporations name and the buyer chooses to, the seller merely transfers the corporations sharesto the buyer without transferring title. In order to facilitate the Closing by assuring the seller will be paid and the buyer will receive full Title; the attorney prepares a Promise To Pay Letter from a local bank. This letter guarantees full payment to the seller when the Title Transfer registers at the Public Registry. Problem Solved: The Promise To Pay Letter solves a typical Closing problem. Sellers usually require full payment when they sign the Public Deed of Transfer prior to the actual registration of Title Transfer at the Public Registry. There have been instances when the seller received full payment, but the Deed was not registered (or the government rejected the deed). The buyer did not become the new owner because there was no record of the title transfer in the Public Registry. The Promise To Pay Letter guarantees payment to the seller by a local bank while assuring the buyer that payment is not made until actual transfer of title. 2. RIGHTS OF POSSESSION This is similar to squatters rights. This is where government owned property is occupied by a Panamanian (or entity) over time. Possession rights granted to the squatter through a simple certification document issued by either municipal mayors, sheriffs, or other government agencies such as the Agricultural Reform Department (Reforma Agraria). There are no property taxes because the possessor does not own the property. However, any structures built on the property may incur municipal and/or national taxes if they are registered. Possession rights become titled by purchasing the property from the government.
